Aegis Market Read: Santa Clara County, September 2026

Calculated by Aegis Luxury Real Estate from MLSListings Inc. data

Homes sold in an average of 31 days on market in September, against a September average of 23 days over 2021 to 2025. Months of supply stood at 2.6, against a September average of 2.1 over 2021 to 2025. 871 homes closed countywide in September, against a September average of 1,028 over 2021 to 2025. Half of September's sales closed within 14 days on market while the average ran 31 days, so most homes went under contract well inside the average and a smaller group of slower listings pulled it up. Buyers had less to choose from, with 2,420 active listings on September 15, 2026, down 0.7% vs Last Year, while closed sales still averaged 103.3% of final list price, above the final asking price. The September median sale price of $1.64M matches the 2026 January to September median of $1.64M, so one month and the year so far read the same. There were 760 homes under contract on September 15, 2026, down 1.3% from a year earlier, so the near-term closing pipeline was softer even as available inventory was also lower.

City figures are September 2026 closed sales and active listings on September 15, 2026 reported to MLSListings Inc. The county row combines the 15 incorporated cities; unincorporated areas are not included. The county median is calculated from every qualifying sale across the 15 incorporated cities rather than from the city medians, and the county average sale price, average days on market, and sale to list ratio are weighted by closed sales. The September average over 2021 to 2025 was 1,028 closed sales countywide. * Fewer than 10 closed sales in September 2026: monthly medians and averages for these cities can move sharply from month to month, and the 2026 year to date figures are the steadier read.

SourceClosed sales, active listings, and listings under contract reported to MLSListings Inc. Statistics are calculated by Aegis Luxury Real Estate from that data.
Geographic coverageCountywide figures cover residential sales in the 15 incorporated cities of Santa Clara County, using the MLSListings Inc. city field and the MLS county field. Sales in unincorporated areas of the county are not included.
Property typesSingle family homes, townhomes, and condos, as classified by MLSListings Inc., including new construction sold through the MLS. Figures marked all property types combine the three. Sources that count re-sale homes only, or single family homes only, will report lower totals.
MedianThe middle value when every closed sale in the period is ranked, calculated from individual sales.
AverageThe total of all values in the period divided by the number of closed sales.
Days on marketThe MLS days on market field reported for each closed sale. Sales without that field are left out of the days on market figures.
Active listingsListings on the market on the 15th of each month: listed on or before that date and not yet closed, canceled, expired, withdrawn, or pending. Contingent listings, which have an accepted offer but remain on the market, are included. Months of supply is calculated from this count.
Pending salesListings under contract on the 15th of each month: contract date on or before that date and not yet closed, whether pending or contingent. Contingent listings appear in both the active and the pending counts, so the two figures are not added together. Pending counts begin in September 2025.
Months of supplyActive listings on the 15th divided by the average monthly closed sales over the three months before that month.
Sale to list ratioAverage closing price divided by average final list price across closed sales in the period.
vs Last YearThe same month one year earlier.
Year to dateJanuary through the latest completed month, compared with the same months of the prior year.
Last 12 monthsThe 12 completed months ending with the latest month, compared with the 12 months before them.
County comparisonsCounty medians are calculated from every qualifying sale across the 15 incorporated cities, not from city medians. County averages and ratios are weighted by closed sales.
Historical coverageAnnual and September history runs from January 2017. Active listing counts on the 15th begin in January 2021, so inventory history starts there.
Update cadenceStatistics update once a month and always cover the previous completed month. Listing data referenced in the MLS disclosure refreshes separately.
Small samplesWhen a city or property type has fewer than 10 closed sales in a month, the page marks it and notes that monthly medians and averages can move sharply; year to date and last 12 months figures are the steadier read.
